How This Book Came to Life
I didn’t start out trying to write a book.
I began working inside residential communities, solving real problems as they happened. Over the last 10+ years, I have worked with more than 450 residential, commercial, and industrial communities across India through Integra and Uniservice, focusing on how technology, engineering, and operations come together in the built environment.
Most of what I learned came from being inside communities where systems were missing or not working as expected, where maintenance, vendors, and governance challenges were part of everyday life. Over time, I realized a simple truth. These problems are rarely individual, they are systemic. The way a community is designed, managed, and governed makes all the difference. This led me to build structured approaches like the BAT (Builder-to-Association Transition), RAISING, and STARS frameworks to help communities move from confusion to clarity and from reactive decisions to structured governance.
This book brings together those experiences from the ground.
